3 Things That Every Seller Must Know When Home Selling

Today I want to share with you the three things you must know when you are selling your home.

  1. Know the condition of your home: This might sound like a no-brainer BUT how well do your really know the condition of your home? For example, how often do you use your air conditioning or you water softener system? Have you already received a termite report? By getting these things tested and having repairs done beforehand, you can avoid a headache later down the road.
  2. Know how to properly price your home: Keep some things in mind when setting a price for your home. Account for all of the upgrades that you have done to your home since you have purchased it. Make sure to have your realtor pull comps of the homes sold in your area to fairly compare your home’s value.
  3. Know the power of marketing: Make sure that you have a realtor that you trust to be in charge of your marketing campaign. Hey there, Betsy Heller at Achievers Realty, talking to you today about the three things that every seller must know when home selling. First is the condition of your home and you say, “But I’m living here. Of course I know the condition of my home.” But do you really? Are there things that maybe you don’t use all the time that need to be serviced. We live in San Diego, how much do we really use the air conditioning? Does it need to be service? Does it really work okay? How about that water softener system that you don’t use all the time? Whatever that is, you probably need to have those things tested and know really the condition of the different systems of your home so that you’re prepared to say, “Yes, everything works.” That may even include having a termite report ahead of time, if you’re concerned that maybe you’ve got some Dryrod or maybe you really need to do some repairs ahead of time.

Number two is the price and the price takes into account the location. You’ve all probably heard location, location, location. The price will take that into account because you’re going to be looking at the active pending, meaning those under contract and sold, homes that have sold within the last 90 days, which has just what an appraiser will look at when trying to determine the value of your home for a loan. So if a buyer is coming to you and they’re going to use a loan, then you’re going to want to have the price based on those three things. So taking all that into account will take into account a comps for the neighbor’s house next door, as well as the one that’s maybe a few blocks away that has more upgrades or less upgrades than your home. And I can go over that with you so that you can better understand how your home compares.

And then third is marketing. Now marketing is sort of the variable that you can’t control. It’s what I do to drive eyeballs and traffic to see your home. So it really boils down to kind of a math formula. You guys know I’m kind of a geek. It’s really X then correlates to Y, which correlates to Z. And X are the number of different ways that I work to get traffic to your home and to see it online. So that’s the online web presence. So that’s the online marketing for all the different websites that we syndicate to, as well as our own website, driving traffic through social media. And then also the mega open houses and the catering that we do and the 3D tours that we have with the professional photography, as well as the video walkthrough. So all of those things that drive traffic and then why the correlation is how many appointments, how many agents as well as buyers we have going into the house and looking at it and seeing what a great place it is and why they either want to sell that place or why they want to live there.

And then Z is the number of offers. So I’m looking to get Y, which is the number of sets of eyeballs walking through that to 100. So if I can get that to 100 in a relatively short period of time, I know you’re going to get at least one offer. May get many more, but you’re going to get at least one and that’s the goal. So, that’s actually a fairly statistical process that, at this point, I can honestly tell you, given where your house is in San Diego County, I know about what kind of numbers we’re looking at. If you’re closer to the coast, you’re going to have higher numbers of people coming through than you will if you’re an East County, but I can still look at that traffic so that you know what that looks like in your sales time and marketing time and you can gauge accordingly.

So this is all about the three things that you need to know in home selling. The condition of your home, the price, and marketing. And of those things, you actually control two out of three. The condition and the price are items that I’ll recommend, but ultimately you determine and you set. And then number three is the marketing and that’s the part that I do.
